Membrane roofs are mostly used as a flat roofing system since they are watertight, which is critical where water is not immediately drained from the roof. They can also be used on very low pitched roofs where shingled, slate, or tiled roofing would not allow for prompt drainage. EIFS, or exterior insulation finishing system, is an exterior cladding system that was marketed as a stucco alternative when it gained popularity in the 70s and 80s. Like stucco, however, it was discovered that many structures with EIFS were not equipped with the proper drainage systems. Gutter/Trim Repair/Replacement
There are many reasons your gutters, soffits, fascia and trim may be in need of repair or replacement. Every situatioon is different, and for accurate diagnosis and solutions we will need to arrange a site visit.
Generally, gutter and trim problems we address can include:
- Screwing miters (corner pieces) together.
- Checking for loose downspouts, gutters, missing parts or leaking.
- Nailing rain gutter to fascia board, if sagging or pulling away.
- Caulking for dripping/ leaking rain gutters.
- Adding straps for downspouts pulling away from the wall.
- Diverting downspouts to change direction of water flow/drain.
Gutter spikes (or nails) can come loose and pulling the gutter away from the fascia, or the downspout has come loose. If your gutter is leaking or loose, it can probably be repaired. However, a smashed or bent gutter will need replacement. If water comes over the front edge or sides of the gutter, it’s likely clogged and needs cleaning.
Note that rust cannot be repaired and will require gutter replacement as well.
Soffits and fascia are part of a roof’s structure, closest to the gutters. They are usually the first things damaged by water if the building’s gutters become clogged. Once damaged – by water, weather, or any number of other reasons – soffits and fascia can allow an infestation of insects, birds nesting, and other animals such as mice and squirrels making themselves at home in your property.

Structural damage is far less common as it usually only occurs when there has been physical damage to the canopy or awning. Often times this is from trees or branches falling on the awning from storm activity. Rarely this can occur due to vandalism.
The most common repair we make to commercial canopies and awnings is fabric repair. Even top-of-the-line fabrics for commercial canopies will not last forever. If you find small tears or loose stitching, those defects can usually be repaired quickly right in place by CMR. The repairs will be unobtrusive to the running of your facility, extending the life of your commercial canopies and allowing them to keep their aesthetic appeal intact.
